Step 1. Decide if this is the best time to buy a house

Many people would like to buy a house. This can have both advantages and disadvantages. Decide for yourself if you are willing to take this step now. Step 6. View potential houses for sale

The houses in these emails are posted a few days later. When a nice house comes along, just go look at it. It is better to look a few times too many than to regret it. Step 7. Make an offer on the house you fell in love with

Have you fallen in love with a house? Then consult with your buying agent about what it is worth. The real estate agents advise you what the value of the house is. If you want to offer more, this is your own choice. The agents will advise you with an objective opinion. When you think the house is worth more, this is often due to emotion. Your buying agent will place the offer and conduct any negotiations with the sales representative. The moment your offer is accepted you can buy the house!

Step 8. Contact the mortgage advisor

Because you already know the amount of your mortgage, you must tell the mortgage broker that you are going to buy a house. Then the mortgage broker can arrange for a mortgage loan for the desired amount.

Step 9. Take out a mortgage

The mortgage of your house must be arranged before you move into the house. The sale is final when the mortgage lender transfers the money to the seller and the key transfer has taken place. Therefore you must have taken out the mortgage before the transfer takes place. The mortgage consultant will help you to complete this as quickly as possible.

Step 10. Draw up the purchase agreement and sign it

You as the purchasing party and the seller must agree on several things. For this reason, there are two documents drawn up. The first is the purchase agreement, which contains agreements about the purchase and sale of the house. In the sales agreement things like the transfer date, what the buyer wants to take over, the deposit and what the resolutive conditions are are discussed. This purchase agreement must be signed by both parties. After that, both parties have a legal reflection period of three working days.

During the statutory cooling-off period the seller and buyer may unilaterally dissolve the contract without giving any reason. There are no consequences attached to this.

The second deed is drawn up when the statutory cooling-off period has expired. This happens when the necessary financing has been arranged. For both deeds, a draft version is sent first, so that you can discuss it with the buying agent. It is the buying agent’s job to carefully check the agreements and amend them if necessary.

Step 11. Finalize the purchase of your new home

When the legal cooling-off period has expired, the resolutive conditions apply. As soon as everything is settled, the deed of delivery can be signed. Before you sign it, you go through the house together with the sales agent and the seller. This way they can check whether everything has been left as agreed. You are only the house owner when the delivery has been signed and the notary has registered the delivery deed in the land register. During the signing of the delivery deed, the bill of costs will also be settled.

After you have become the new owner of the house you can immediately move or rebuild your things if necessary. Keep in mind to apply for the right permits if you are planning a major renovation.
