Buying a house

Buying a home is a special moment, especially if it’s your first home. The decisions you have to make can cost you a lot of money, but you can also save a lot of money. Below are the steps involved in buying a home. You can do these steps with a buying agent or without one. Do you prefer to know the tasks and advantages of a buying agent first? Read more here.

Step 1. Decide if this is the best time to buy a house

Many people would like to buy a house. This can have both advantages and disadvantages. Decide for yourself if you are willing to take this step now. An important question is whether you can afford it. Is it a good time to buy a house? If a period arises where the expectation is that the house price will be under pressure, then it is good to wait longer before buying a house. Another question to ask yourself is whether it fits into your plans.

Step 2. Decide if you need to sell your current home first.

The moment you already have a house, you must first decide whether you should sell the current house first. Most people sell their house at the same time they buy another house. Or around this time. If you don’t, watch carefully how the housing market moves. If house prices are rising rapidly and you sold your house first, you run the risk of getting less house for your money. The same is true the other way around, if you expect the house price to drop and you sell your current home first, then you have leeway for purchasing the new home.

Step 3. Make an appointment with a mortgage broker

How much do you want to spend on your new home? This depends on two points, how much own money you have and how high the mortgage is that you can get. If you want to buy a new home, make an appointment with a mortgage broker in your area to see what he or she can do for you. The first meeting with a mortgage broker is free in most cases, so find out.  A mortgage broker has already done this hundreds of times and can help you quickly. As a result, you know exactly how much your mortgage will be and at what mortgage rate. Want to know more about mortgage advice? Then read more here.

Step 4. Decide in which city or neighbourhood you want to buy a house

Before you start buying a house, you should research where you would like to live. When you know in which place you want to live, it is useful to find some neighbourhoods that fit your preferences. Set requirements for yourself on what kind of amenities there should be in the neighbourhood. Should there be an elementary school nearby? Should the stores be within walking distance? Ask yourself these kinds of questions and write them down. The search for a suitable neighbourhood goes hand-in-hand with your budget. It is recommended that you know your budget before you start looking very specifically for a neighbourhood. Then you can research what the house prices are in a particular neighbourhood.

Step 5. Find a buying agent that suits you

Ask yourself the question if you need help from a buying agent. Still in doubt? Then enter your preferences in the tool here on the site. Based on your preferences, we will compare the buying agents in your area. Decide for yourself whether you want to get in touch with 1 or 2 real estate agents. After your preferences have been entered, we will select the agents, especially for you. The selected real estate agent will contact you and you can decide with which real estate agent you want to start your search for the perfect house. This agent will draw up an extensive search profile for you. Because of this, your agents know what you are looking for.

Step 6. View potential houses for sale

By now the buying agent is familiar with your housing preferences and has drawn up a search profile for you. The buying agent forwards suitable houses to you, but you can also continue to do this yourself. Because of the search profile, you receive daily emails with potential houses for sale. The houses in these emails are posted a few days later. When a nice house comes along, just go look at it. It is better to look a few times too many than to regret it. You decide whether the buying agent goes with you or not. A tip: never go looking alone, with more people you will notice more details.

Step 7. Make an offer on the house you fell in love with

Have you fallen in love with a house? Then consult with your buying agent about what it is worth. The real estate agents advise you what the value of the house is. If you want to offer more, this is your own choice. The agents will advise you with an objective opinion. When you think the house is worth more, this is often due to emotion. Your buying agent will place the offer and conduct any negotiations with the sales representative. The moment your offer is accepted you can buy the house!

Step 8. Contact the mortgage advisor

Because you already know the amount of your mortgage, you must tell the mortgage broker that you are going to buy a house. Then the mortgage broker can arrange for a mortgage loan for the desired amount.

Step 9. Take out a mortgage

The mortgage of your house must be arranged before you move into the house. The sale is final when the mortgage lender transfers the money to the seller and the key transfer has taken place. Therefore you must have taken out the mortgage before the transfer takes place. The mortgage consultant will help you to complete this as quickly as possible.

Step 10. Draw up the purchase agreement and sign it

You as the purchasing party and the seller must agree on several things. For this reason, there are two documents drawn up. The first is the purchase agreement, which contains agreements about the purchase and sale of the house. In the sales agreement things like the transfer date, what the buyer wants to take over, the deposit and what the resolutive conditions are are discussed. This purchase agreement must be signed by both parties. After that, both parties have a legal reflection period of three working days.

During the statutory cooling-off period the seller and buyer may unilaterally dissolve the contract without giving any reason. There are no consequences attached to this.

The second deed is drawn up when the statutory cooling-off period has expired. This happens when the necessary financing has been arranged. For both deeds, a draft version is sent first, so that you can discuss it with the buying agent. It is the buying agent’s job to carefully check the agreements and amend them if necessary.

Step 11. Finalize the purchase of your new home

When the legal cooling-off period has expired, the resolutive conditions apply. As soon as everything is settled, the deed of delivery can be signed. Before you sign it, you go through the house together with the sales agent and the seller. This way they can check whether everything has been left as agreed. You are only the house owner when the delivery has been signed and the notary has registered the delivery deed in the land register. During the signing of the delivery deed, the bill of costs will also be settled.

After you have become the new owner of the house you can immediately move or rebuild your things if necessary. Keep in mind to apply for the right permits if you are planning a major renovation.

Why is comparing real estate agents necessary?

In the Netherlands there are more than 9,000 active real estate agents. This makes it difficult to determine which estate agent is best suited for your situation. Which agent uses a good buying or selling strategy and what costs do the different brokers charge. Have you become curious? Compare right away!

Can I compare real estate agents anywhere in the Netherlands?

Yes, we can help you find a suitable real estate agent throughout the Netherlands. This is partly due to our many partners, so we can help you as best we can anywhere in the Netherlands.

What is a normal fee for a real estate agent in the Netherlands?

The average sales commission of a real estate agent in the Netherlands is between 1 and 1.25 percent. However, this naturally depends on what you agree with the real estate agent in question. You can think of a bonus agreement or a different set of tasks.

What happens after I complete the equation?

Immediately after filling out your preferences, you will receive a confirmation. After that we will contact you by phone, unless you prefer to be contacted in another way. When everything is to your satisfaction, the two selected real estate agents will contact you. Finally, you decide with which real estate agent you have the best connection and with whom you want to work.

Can I also get a price list from real estate agents?

No, because all real estate agents in the Netherlands have a different working method, it is not yet possible to send a standard price list. This is partly due to various aspects, such as that you can agree performance bonuses with estate agents so that the standard commission is lower, or that you carry out a number of tasks yourself. Other reasons for not being able to give a standard price list are: the sales ranks of agent firms, the location of your home, quality of the real estate agent and extra services they  offer.

Is this application through Juiste Makelaar free of charge?

Yes it is! This application is completely free of charge for you. We are happy to put you in contact with the selected real estate agents free of charge and without any obligation.
