What are the tasks of a real estate agent?

A broker helps you sell your home, but not only that they guide the sale from A to Z. And take most of the work off your hands. With all the experience they have, they try to get the most out of the house, to be able to realize the maximum result.  The broker knows very well that this is a big step for you and that you do not do this every day. Therefore they guide you with care and skill.

Step-by-step: All tasks of the real estate agent

A broker wants to serve you as well as possible. But which tasks belong to the package of the broker to sell your house as well as possible? After all, you pay a lot of money, so you should expect good service. Read below which tasks a real estate agent has and how she can best help you. Of course, the real estate agent can take care of almost everything for you, up to a temporary furniture in your home. Would you rather perform a number of tasks yourself so that you save on estate agent costs? Discuss this with the realtor and if they also offer partial services, because there are many possibilities.

Task 1. Preliminary research 

The first task of a realtor begins the moment you start orienting yourself which one is suitable. Even before they come to your home to view the property, the broker will do a preliminary research. Additional information about the house will be sought online through various sources.

This is done based on a market analysis. How is the house situated in the market? What are comparable recently sold houses in the neighborhood? And how long did it take for these homes to sell? The broker finds out these things before he or she comes by for an introductory meeting and a free valuation. In addition, the current sales offerings in the area are reviewed and market trends are analyzed.

Task 2. Determine asking price & devise appropriate selling strategy

The next task of a real estate agent is to determine the asking price including devising a sales strategy. The strategy and asking price go hand in hand. It may be to put the house up for sale for less than the desired selling price. This way, you will focus on a larger target audience which will result in more interest and probably more outbidding, in today’s housing market.

The broker will discuss the asking price with you and what the expectations are. This way you can decide whether you agree with the asking price and the corresponding sales strategy. The broker will base the asking price on a number of points such as the neighborhood, sales history in the neighborhood, supply and demand and the market sentiment. This all affects the price but also definitely the strategy. 

Task 3. Promote the house.

After you have agreed on the costs of the real estate agent, commission, asking price and sales strategy it is time to put the house on the market. First of all good pictures (maybe videos) need to be taken and the house will be measured. The real estate agent will send someone over to do this. In addition, a sleek brochure will be made and the broker will place a sign in the garden or on the window.

Nowadays it is important that your house is well visible online. This can be done in various ways, such as placing the property on a housing platform and using their own social media channels.

Task 4. The viewings

If the promotion of the house has worked there will be interested parties who want to view the house. The real estate agent will schedule all the viewings and organize them so that all potential generated can view the house and everyone has time to view. Before the viewings take place the agent may ask you to do some things in the house, this can be from cleaning up or painting.

The most important selling tip: Bake a warm apple pie before the viewings take place, so it immediately smells like “home”.

Task 5. Bidding and negotiating

After the viewings have taken place, there is a chance that there are interested parties left who will make an offer. You discuss with the broker a number of scenarios and what the minimum asking price is. In addition, you can provide guidelines to your broker during the bids.

During the bids, the broker will update you on the progress. Then you will go through the bids with the broker and under what conditions the offers were made. Finally, you can negotiate on different conditions or a higher asking price. The moment you agree to the offer, the broker will notify the buying party that they are the lucky ones. 

Task 6. Draw up the purchase agreement.

After agreeing with a buyer, the broker will draw up a contract of sale (note in some parts of the country, the notary does this). After signing the sales contract, there is a legal reflection period of 3 working days. This means that one of the parties may cancel the purchase without giving any reason. Then you start all over again with the viewings. In addition, the purchase contract includes matters such as Financing Reservation. Within a set period the buyer may abandon the purchase due to failure to obtain a mortgage. 

The buyer will have an appraiser go through the house to make the mortgage application. In addition, there are a number of things that need to be arranged. You, the buyer and the notary have to take care of this. Of course the broker will help you to make this as simple as possible.

Task 7. The transfer of the house

After the mortgage application of the buyer is accepted you can go to the notary for the transfer. Before that it is customary to inspect the house together with the real estate agent. They will check whether the house has been left as agreed. If this is all agreed, the deed of delivery will be signed at the notary and the financial settlement will take place by means of a bill of account. The brokerage fee of the broker will also be settled here. 

Taking over tasks from the real estate agent

A frequently asked question of people is: “Can I also take over tasks, so that the broker has fewer duties to perform?”. Yes, that is possible in many cases, to purchase partial services. However, you must of course discuss this in advance. In some cases you can perform small tasks. But nowadays there are more and more real estate agents where you can perform tasks such as viewings yourself. So discuss before you start working together, which tasks you want to do yourself.
