If you’re looking to buy a home, you’ve probably already looked at many websites and home listings. You may have also visited some homes and may have fallen in love with the perfect home. But without the help of a real estate agent, you’re not there yet. When you buy a house, it is nice to get help from someone with a lot of expertise and experience in this field. Yet it is not mandatory to hire a real estate agent. What exactly does such a broker do, besides finding suitable homes and negotiating the asking price? Is it smart to use the help of a real estate agent if you want to buy a house? What are the tasks of a real estate agent?
The purchase broker sets up a search based on your wishes and preferences. This way, you receive a daily update of new houses that fit your profile. This way you don’t have to search actively yourself all the time. The homes you receive are usually listed on Funda, Jaap or Huispedia only two days later. This way you are ahead of the competition and save a lot of time searching.
A professional eye that accompanies you during viewings can save you from pitfalls. The knowledge that the broker has is always useful during viewings. In addition, the buying agent asks the selling agent important questions. This way, the agent can make a good assessment of whether it is a good buy. It is always wise to take someone with you during the viewings. When there are more of you, details stand out more quickly and you will remember more about the house afterwards.
The buying agent always assesses the value of a house rationally. While you, as a buyer, have emotions when bidding on your dream home. A buying agent will indicate what a realistic offer is based on the real value of the house. Do you want to bid more? Then the buying agent will allow you to do so, provided it is financially feasible. When your bid is more than the appraised value, you will have to pay the difference between the bid and the appraised value yourself. Nowadays it is not permitted for a mortgage provider to provide a higher mortgage than the appraisal value.
When you have far-reaching interest in a house you have visited, the purchase broker will search for information about both the house and the neighbourhood. This will give you an idea of what is going on in the neighborhood. Whether the zoning plan of the house is still correct and what the requirements are for this zoning plan. In this way you know immediately whether there is a possibility for an extension. This is important information before you plan to bid on a house.
Do you have no experience with buying agents or have you always not made the winning bid? Then a good buying agent certainly comes in handy! A real estate agent makes it a sport to conclude the negotiations as well as possible for you, this is also part of the tasks of a buying agent. Often, people make price agreements based on the achieved success. This way it is financially interesting for everyone to achieve the best possible result for you.
The buying broker will make the offer for you, negotiate and maintain contact with the selling broker. In this way you are constantly informed of the progress during the bidding process, without having to spend a lot of time on this yourself. This is one of the tasks of a buying agent for which many people hire a buying agent. This way you know for sure that the best is achieved.
Buying a house is an important step, which the purchase broker understands like no other. It is therefore important to know that the house you are interested in or on which you have the winning bid, is in order. Prior to the final purchase it is therefore wise to have a technical inspection carried out by an expert.
A technical inspection is performed by a specialized inspector with years of experience. The inspector will check and assess everything thoroughly. So you know as a buyer what the state of the house is and what work may still need to be done. This gives you more certainty about your future
Is there anything wrong during the technical inspection and was this not mentioned by the sales agent? Then you can renegotiate these costs. In most cases you will not pay the full agreed selling price. Want to arrange a technical inspection? You can do that via HuisAssist
The purchase broker has experience with everything around the purchase of a home. The broker has built a network in which he/she has a lot of confidence and regularly works together. The broker can then refer you to a suitable mortgage adviser for your situation. Do you already have a mortgage broker? No problem, then you already know where you stand and what the maximum amount of your mortgage is.
When your offer is accepted, you and the seller have agreed on the sales price. When you have also agreed on the delivery date, any agreements about movable property and resolutive conditions, then you have reached an agreement. The selling broker records the agreements in the purchase agreement.
You yourself check whether this purchase agreement is correct. Of course, the buying agent’s tasks also include checking this for you. If desired, she will also give extra explanation about certain points. When points in the agreement are not correct, this will be sent back to the selling broker. So you know that everything is correct and that you are signing a correct purchase agreement.
When the sales agreement is signed, you as a buyer get a 3-day cooling off period. During this period you can still abandon the purchase, without giving any reason. You can decide that the house is not your dream home after all and therefore do not need to give a reason for abandoning the purchase. If there is a reason, then the broker will want to discuss this with you. In many cases, an agreement on the sale is reached earlier than after 3 days and the signing of the purchase contract is accelerated. Sometimes, for example, resolutive conditions are set so that the loss of any down payment or, for example, mortgage interest can be avoided.

We are a real estate agent comparison service active throughout the Netherlands. Based on your preferences and our unique broker database we match you to the best broker for your situation. Before we put you in contact, we will contact you to complete the matching. This way there are no surprises. Then you will receive the selected brokers by email and they will contact you themselves. How do you compare real estate agents?
In the application we ask a number of preferences which we combine with the available broker data. After you have filled in this information we always contact you personally so we can complete the whole comparison.
Can I compare real estate agents anywhere in the Netherlands?
Yes, we can help you find a suitable real estate agent throughout the Netherlands. This is partly due to our many partners, so we can help you as best we can anywhere in the Netherlands.
What is a normal fee for a real estate agent in the Netherlands?
The average sales commission of a real estate agent in the Netherlands is between 1 and 1.25 percent. However, this naturally depends on what you agree with the real estate agent in question. You can think of a bonus agreement or a different set of tasks.
What does a buying agent cost?
The average brokerage commission in the Netherlands with a buying agent is between 0.5 and 1.0 percent of the purchase amount. With the buying agent, the commission depends on the purchase price, the activities and the place where you want to buy a house. Is the place or neighborhood very popular? Then the estate agent can charge higher fees.
What happens after I complete the equation?
Immediately after filling out your preferences, you will receive a confirmation. After that we will contact you by phone, unless you prefer to be contacted in another way. When everything is to your satisfaction, the two selected real estate agents will contact you. Finally, you decide with which real estate agent you have the best connection and with whom you want to work.
Can I also get a price list from real estate agents?
No, because all real estate agents in the Netherlands have a different working method, it is not yet possible to send a standard price list. This is partly due to various aspects, such as that you can agree performance bonuses with estate agents so that the standard commission is lower, or that you carry out a number of tasks yourself. Other reasons for not being able to give a standard price list are: the sales ranks of agent firms, the location of your home, quality of the real estate agent and extra services they offer.
Is this application through Juiste Makelaar free of charge?
Yes it is! This application is completely free of charge for you. We are happy to put you in contact with the selected real estate agents free of charge and without any obligation. At the moment you are finally helped with buying or selling your home, we ask a small fee to the broker, which means no costs to you.
